ABOUT THE GLEN ASSOCIATION

The Glen Association is a cluster home association designed to enhance the quality of life for its residents through management of common areas, enforcement of rules and covenants, and support of initiatives that benefit the greater good. It operates under its own set of bylaws and declarations ensuring that the unique needs and interests of the homeowners of The Glen’s  community HOA are addressed. As a resident, you pay dues to both The Glen Association and the Ledgewood Association, which supports the maintenance and improvement of both communities.

CONCERNED GLEN ASSOCIATION RESIDENT FORM

This form is designed to help residents of The Glen report concerns or alleged violations related to the community's maintenance or compliance with the Declaration of Covenants, Restrictions, and Easements. Residents can use this form to notify the Board of Directors about issues such as landscaping problems or potential breaches of community rules.

THE GLEN ASSOCIATION DOCUMENTS

The Glen Association is for the common purpose of enhancing cluster home living and maintaining our property values for all 29 Glencreek Lane owner-occupied homes. Our Association is a self-governing body and we solicit your active participation as a member. Your knowledge of its operation will help us all in meeting our common goals. In order to accomplish our objectives, below are the deeded Declaration of Covenants and Bylaws which guide the Board of Directors and our homeowners in establishing the fee structure for all our residents.

THE GLEN ASSOCIATION FEES

Fees are due for The Glen Association annually, semiannually or on a quarterly basis March 31, June 30, September 30 and December 31. The Treasurer sends out invoices on a quarterly basis with 30 days to pay. Please be aware that the Ledgewood Association fees are due annually by January 1st of each year. The Glen Association Board has worked hard to keep our fees at $375.00 per quarter. Yearly before the Glen Annual Meeting, the Board analyzes/reviews our costs and expected expenses in order to determine the next year's fees.

Homeowners receive quarterly invoices directly for association assessment dues. No online payment is required at this time.

MAINTENANCE

Please review the official landscaping maintenance responsibilities and snow plowing guidelines for Glen homeowners, including front yard care, common ground maintenance, pine tree replacement policies, and winter snow removal expectations.

Landscaping Highlights

  • Weekly mowing and trimming of front yards and common areas (weather permitting)

  • Five annual fertilizer applications

  • Spring mulching and cleanup

  • Fall leaf cleanup

  • Shrub and ornamental tree trimming

  • Homeowners are responsible for side yards, courtyards, and backyard maintenance

  • Homeowners are responsible for removing/replacing front yard shrubs

  • The Association will replace one original pine tree per eligible home

Snow Plowing Highlights

  • Snow plowing begins at 2 inches or more of snowfall

  • Driveways, parking pads, and front entrance walks are included

  • Walks are shoveled with each plow service

  • Homeowners should clear 1–2 inches near garage doors to avoid plow damage
